North Carolina Real Estate Exam — FAQ

What is the NC "provisional broker" designation?
All new licensees in NC start as "Provisional Brokers" — the equivalent of a salesperson in other states. After 18 months of active practice under supervision AND completing 90 hours of post-licensing education, the provisional status is removed and you become a full "Broker."
What is the Due Diligence Fee in NC?
North Carolina's standard purchase contract uses a "Due Diligence Fee" paid directly to the seller, which the buyer forfeits if they back out during the due diligence period. This is unique to NC and heavily tested on the NC state exam.
How often must NC agents renew?
NC licenses renew every year on June 30. Agents must complete 8 hours of CE annually, including a mandatory 4-hour Update course plus 4 elective hours.
Is the NC real estate exam hard?
NC has a 75% passing threshold — higher than most states. Combined with 40 state-specific questions (which cover NC's unique contract system and agency rules), many candidates find the NC exam challenging. Expect to dedicate significant time to state-specific prep.
Does NC have reciprocity?
Yes — NC has reciprocity with several states. Out-of-state active licensees from recognized states can apply for a NC provisional broker license after passing only the NC state portion of the exam.
