Use this checklist every time you tour a home to evaluate it systematically:
Exterior & Curb Appeal
- Condition of roof (missing shingles, sagging, moss)
- Foundation cracks or settling
- Drainage — does water pool near the foundation?
- Condition of gutters, siding, and windows
- Driveway and walkway condition
Interior — Key Red Flags
- Water stains on ceilings or walls (leaks, roof or plumbing issues)
- Musty or moldy odors (especially in basement)
