Remote work migration from NYC, a booming healthcare and tech sector, three major universities, and home prices that are a fraction of downstate costs are driving a sustained influx of new residents.

Where to Live: Albany Area Neighborhoods Guide

Most people who say they're "moving to Albany" actually end up in the surrounding towns — and that's completely normal. Albany is the hub, but Latham, Guilderland, Bethlehem, and Clifton Park have their own identities and often better schools. Here's a quick overview:

Latham / Town of Colonie

Median: $362,000

The most popular destination for relocating families. Excellent North Colonie schools (Shaker High School), proximity to Albany Airport, easy I-87 access, abundant shopping. A suburban feel without feeling remote. Best for: families, frequent travelers, state government employees.

Guilderland

Median: $382,000

Quieter, more residential than Colonie, with outstanding Guilderland Central School District schools. Larger lots, newer construction mixed with established neighborhoods. Best for: families prioritizing schools, buyers with slightly larger budgets.

Bethlehem

Median: $420,000

South of Albany, Bethlehem is affluent and suburban with top-rated schools. Excellent for families who want space, quality schools, and a slower pace. Longer commute to downtown Albany (20–25 min) but many residents find it worth it.

City of Albany

Median: $265,000

The most affordable option with the most urban character. Neighborhoods like Pine Hills, Center Square, and Helderberg are walkable and full of Victorian architecture. Best for: young professionals, SUNY/UAlbany employees, urban lifestyle seekers on a budget.

Troy

Median: $225,000

A rapidly gentrifying city with a thriving arts and restaurant scene, RPI presence, and some of the Capital Region's most beautiful brownstones and row houses. Prices are the most affordable in the metro for buyers willing to bet on continued revitalization.

Clifton Park / Saratoga County

Median: $410,000+

North of Albany along the Northway, Clifton Park offers newer construction, top-rated Shenendehowa schools, and a very safe, suburban community. Popular with tech workers and families. 25 minutes to Albany, 25 minutes to Saratoga Springs.

The Capital Region's towns are geographically compact but feel very different from one another. A day driving Latham, then Guilderland, then Troy will give you a much clearer picture than any website.
